The Need for Document Verification Skills

Collective real estate investment schemes in Argentina have grown substantially. These opportunities allow individuals to participate in property development projects with smaller capital commitments than traditional direct property purchases.

However, the documentation supporting these investments varies significantly in completeness and accessibility. Some platforms provide comprehensive records upfront. Others offer limited information, making it difficult for potential investors to verify claims independently.

We recognized a gap: many individuals interested in these investments lacked practical skills to verify the documents that should be readily available before any financial commitment.

What Should Be Standard Practice

Before requesting investment funds, platforms and developers should provide clear documentation: property registry records confirming land ownership, construction permits granted by relevant authorities, developer registration with the IGJ, trust documentation including agreements and beneficiary rights, and coherent explanations matching official records.

This documentation exists in public registries. Accessing and interpreting it requires understanding where to look, what to request, and how to read the information provided. These are learnable skills, not specialized knowledge requiring legal training.

Our training program teaches these practical verification techniques. Participants learn to navigate public databases, interpret key documents, and formulate appropriate questions when information is incomplete or unclear.

Why This Matters

Information asymmetry creates risk. When investors cannot verify documentation independently, they rely entirely on information provided by the party requesting funds. This creates vulnerability to incomplete disclosure, whether intentional or through oversight.

Learning verification skills reduces this asymmetry. Investors gain ability to confirm key facts independently: Does the developer own the land? Have construction permits been granted? Is the trust properly registered? Do commercial presentations match official documents?

These questions have verifiable answers in public records. Knowing how to find those answers changes the conversation from accepting claims to confirming facts.
